An adaptive re-use of a 1920's urban infill development-  reclaimed brick elliptical piazza from neighbourhood commercial renovation site  -  reclaimed mixed hardwood floors  -  exposed masonry on interior  -  soy-based spray insulation  -  dry well with french drain to capture roof and overall site run-off for garden use  -  native perennial garden (drought tolerant planting)  -  future roof garden and outdoor timber sculpture  -  future solar hot water heating/mechanical retrofit  -  future wind torch
